A. Recitals.
(i) On December 7, 1983, the City Council of the City of Rancho
Cucamonga approved the enactment of the Development Code through the adoption
of Ordinance No. 211.
(ii) On November 15, 1991, the City of Rancho Cucamonga filed an
application for Development District Amerament No. 92-01, Subare G, as
described in the title of this Ordinance. Hereinafter in this Ordinance, the
subject DeveloIment District Amendment is referred to as "the application."
(iii) On Fehnk3Ty 26, 1992, the Planning Curemission of the City of
Rancho Cucamonga conducted a duly noticed public hearing on the application
and following the conclusion of said public hearing, adopted Resolution No.
92-44 rec~u~~ to the City Council that the application be approved.
(iv) On April 15, 1992, the City Council of the City of Rancho
Cucamonga conducted a duly noticed public hearing and concluded said hearing
prior to the adoption of this Ordinance.
(v) All legal prerequisites prior to the adoption of the Oniirk3nce
have occurred.
B. Ordinance.
NOW, ~RE, the City Council of the City of Rancho Cucamonga does
hereby ordain as follows:
1. This Council hereby specifically finds that all of the facts set
forth in the Recitals, Part A, of this Ordinance are true and correct.
2. Based upon substantial evidence presented to this Council during
the above-referenced public hearing on April 15, 1992, including written and
oral staff reports, together with public testimony, this Council hereby
specifically finds as follows:
(a) The application applies to 10.91 acres of land located on
the north side of Civic Center Drive and on the east side of the Deer Creek
Channel and is undeveloped; said property is currently designated Medium-High
Rasidential (14-24 dwelling units per acre); and

(b) The properties to the north of the subject site are
designated Medium-High Residential (14-24 dwelling units per acre) and are
undeveloped; the properties to the south are designated Medium-High Residen-
tial (14-24 dwelling units per acre) and are developed with apartments; the
property to the east is designated Irrhastrial Park and is undeveloped; the
property to the west is designated Flood Control and is developed with the
Deer Creek Flood Control Channel; and
(c) Tnis amendment does not conflict with the Iand Use Policies
of the General Plan and will provide f~r develoEmBnt within the district in a
manner consistent with the General Plan, DeveloEment Code, and with related
development; and
(d) This amendment promotes the goals and objectives of the
Land Use Element; and
(e) The properties located in Subarea G of this application are
suitable for the uses permitted in the proposed land use designation and are
compatible with existing and adjacent land use designations as evidenced by
the existing multiple family residential develoEment to the south and the
ability of Medium Residential to be compatible with the office/light
industrial uses allowed for the properties to the north and east; and
(f) This amendment would not have significant impacts on the
environment nor on the surrounding properties as evidenced by the conclusions
and findings of the Environmental Assessment.
3. This Council hereby finds that the project ba~ been reviewed and
considered in cc~01iance with the California Environmental Quality Act of 1970
and, further, this Council hereby issues a Negative Declaration.
4. Based upon the findings and conclusions set forth in paragraphs
1, 2, and 3 above, this Council hereby approves Development District ~t
92-01, Subarea G, amrrkk~ the Development Districts Map frun Mea_~_ium-High
Residential (14-24 dwelling units per acre) to Medium Residential (8-14
dwelling units per acre) for 10.91 acres of land located on the north side of
Civic Center Drive and c~ the east side of the Deer Creek Channel as shown in
Emhibit "A."
5. The Mayor shall sign this Ordinance and the City Clerk shall
cause the same to be published within 15 days after its passage at least ~noe
in the Inland Valley Daily Bulletin, a newspaper of general circulation
published in the City of Ontario, California, and circulated in the City of
Rancho Cucamonga, California.
SECTION : The Mayor shall sign this Ordinance and the City Clerk
shall cause the same to be published within fifteen (15) days after its
passage at least once in the Inland Valley Daily Bulletin, a newspaper of
general circulation published in the City of Ontario, California, and
circulated in the City of Rancho (~, California.
