(ii) On November 15, 1991, tba City of Raxxlho (l/ca~or~/a filed an application for DeveloI~ent District ~ No. 92-01, Subarea F, as described in the title of this Ordinance. Hereinafter in this Ordinance, the subject Devel~ District Amendment is referred to as "the application." (iii) On F~bIkll7 26, 1992, tba Planning ~ion of the City of Rancho Oacamccc/a corrtucted a duly noticed public hearing on the application and following the cunclusion of said public hearing, adopted Resolution No. 92-42 rec~m~ndir~ to the City Council that the application be approved. (iv) On April 15, 1992, the City Council of the City of Rancho Cucammrja cunducted a duly noticed public hearing and ooncluaed said hearing priQr to tba adoption of this Ordinance. (v) All legal prerec~-~ites prior to the adoption of the Ordinance B. Ordinance. NOW, ~{BREPDRE, the City Council of the City of Rancho Cucamonga does hereby ordain as follows: 1. ~b~ Council hereby specifically finds that all of the facts set forth in the Recitals, Part A, of this Ordinance are true and correct. the above-referenced public hearing on April 15, 1992, including written ara oral staff reports, togetbar with public testimony, this Council hereby specifically finds as follows: (a) ~3e application applies to 15.33 acres of land located on the nortbaast corner of Arrow Route and Archibald Avenue and is developed with an automobile service station, single family residences, a church, and a motor home campground; said prc~ is currently designated Medium Residential (8- 14 dwelling units per acre); and Ordinance No. 494 Page2 (b) ~ properties to the north of the subject site are designated Low Residential (2-4 dwelling unite per acre) and are developed with single family residences; the properties to the south are designated General C~m,ercial and Low Residential (2-4 dwelling unite per acre) and are developed with a c<a:mercial shopping center, civic building, and single family residences; the properties to the east are designated Medium Residential (8-14 dwelling units per acre) and are developed with a single family residence; the property to the west is designated Office/ProfessicTal and is vacant; and (c) This amendment does not conflict with the ;~ Use Policies of the General Plan and will provide for development within the district in a manner consistent with the General Plan, Development Code, and with related develo[ment; and (d) ~ amendment ~ the goals and objectives of the (e) The properties located in Subarea F of tb~-~ applioatic~ are suitable for the uses permitted in the proposed land use designatic~ and are compatible with existing and adjacent land use designations as evidenced by the proximity of single family develo[mmnts to the north euld south of the (f) ~ amendment would not have significant impacts c~ the and findings of the E~ ~. 3. Based upon the findings and conclusions set forth in paragraphs 1, 2, and 3 above, this Council hereby approves Development District Amendment 92-01, Subarea F, amending the DevelM Districts Map frc~ Medium Residential (8-14 d~elling units per acre) to Low-Medium ~esidential (4-8 dwelling units per acre) for 15.33 acres of land located c~ the northeast corner of Arrow Ruute and Archibald Avenue as shown in Exhibit "A." 5. ~he Mayor- shall sign this Ordinance and the City Clerk shall cause the same to be published within 15 days after its passage at least elce in the Inland Valley Daily Bulletin, a newspaper of general circulatic~ published in the City of Ontario, California, and circulated in the City of Rancho Cucamonga, California.
