NEW BUSINESS PRE-APPLICATION REVIEW 97-07 - ARCO - A request to construct a 2,776 square foot Arco AM/PM service station/convenience market in the Industrial Park District (Subarea 12) of the Industrial Area Specific Plan, located at the northeast corner of Milliken Avenue and 4th Street. APN: 229-341-13. II!. PUBLIC COMMENTS This is the time and place for the general public to address the Commission. Items to be discussed here are those which do not already appear on this agenda. IV. ADJOURNMENT The Planning Commission has adopted Administrative Regulations that set an 11:00 p. m. adjournment time. PROJECT: ARCO am/pm Mini-market Bixby Ranch Complex #YEM2 NEC Milliken Ave/4t" St. Rancho Cucamonga, CA CMA 968-3 RE: Pre-Application Review Justification Letter Dear Mr. Hayes: REoEivED RanCho Cu- _ ~"anning Oiv/s~:2u.q,,qa Our site is located at the northeast corner of Milliken Avenue and 4th Street and consists of the following conditions: The site is currently vacant but was previously grape vineyards. All off-site work has been completed in addition to public sidewalks handicapped curb cut, and ddveway alont~ Milliken Avenue. There are also berms, grass and trees bordering both Milliken Avenue and 4 Street. A 90 ft. by 90 ft. easement encroaches our site at the southwest corner with a 6 ft. high monument sign. We are proposing to construct a 2,732 squar~ foot single stow ARCO Mini-Market and 3,000 square foot gas station canopy complete with 3 underground storage tanks. The site is currently zoned for Commercial (C-1) which is compatible with the proposed use. The permitted surrounding uses are also Commercial (C-1) and will not pose a problem to our proposed development. Our Mini-Market and gas station will not have any adverse affects on the environment, and are consistent with the surrounding uses. The noise and traffic generated by our site will be less intensive than the adjacent propedies. Bixby Ranch Company has submitted a master site plan in conjunction with our pre-application package. The drawing integrates our site with the remaining 12 acre parcel surrounding our development. The scale, style, and color scheme of our project is consistent with the specific plan amendment (ISP- sub area #12) requirements for the Bixby Ranch Complex.
