The brick chimney on the 4A 'elevation should rot" be painted, but constructed of a material`si�nilar" in color to the siding. C. Technical's Review>„Committee: The Technical Review.Cowittee reviewed and.,approved the proposal ba. August` 15, 1989 subject to the additional conditions listed in-the attached Resolution of Approvalz III. FACTS FOR FINDINGS: The project is consistent with 0a JMk Development Code, the, General Plan, and the Rtiwanda Highland l Specific Plan.. The project' will• nbt be 'detrimental to adjacent properties or cause significant envirdnmental ii4pacts. The design for flood protection racilities along the north project boundary shall be 'ipproved by the City Engineer and the necessary easements recorded prior, do the issuance ofbuilding permits. At a minimum, provide a trapezoidal channel an&3 foot high flood wall within 11 feet of dedicaticn. 2, All drainage facilities shall be installed to the ;satisfaction of the City Engineer. 3.. BACKGROUND: On September 6, 1989, the City Council 9oted 3=z to for►vard to the Planning Commission;, a request ,W eonside:,: amend ants to the advertising regulations for auto sales centars. The City Council discussed several options, but determined not to forward a specific direction at this timeTlbut rather to request that the Commission consider the benefV and options of amending the ;Sign Ordinance for ,auto sales centers. Because auto sales centers `►ave the ability to be an excellent financial resource to the City, this is a use we would like to attract to Rancho Cucamonga. LI. ANALYSIS: 'Staff has made some initial contacts with the cities of Cerritr, Pomona, Tustin, Montclair, and Upland. We have discovert4 that it is very common to have special .provisions for auto sales ,centers. The Sign Ordinance can be amended.to allow for the pmparation 44 special sign programs for auto sales' centers. Thee programs can be tailored to the specific location and architectureof each,separate center. Another option would be to address specific regulations,wj`.hin.the Sign Ordinance itself that would define specific sizes and types: of'signs that are permitted for auto sales centers, The Council also requested that the option, of °no change at this. time° be presented to the Commission for consideration.
