PAGE 2 CITY OF RANCHO CUCAMONGA PURPOSE The Design and Sign Tour was organized to show how higher density development projects that usually entail a form of mixed land use, can work harmoniously with other types of land uses such as lower density single-family residential. Today, the tour includes visiting three different cities. We will focus on how they have incorporated a successful project within the existing environment. What is Mixed Use? Any urban, suburban or village development, or even a single building, that blends a combination of residential, commercial, cultural, institutional, or industrial uses, where those functions are ATP physically and functionally integrated, and that provides pedestrian connections. What is Transit-Oriented Development? A TOD is a mixed-use residential and commercial area designed to maximize access to public transport, and often incorporates features to encourage transit P 9 ridership. A TOD neighborhood typically has 114, R, a center with a transit station or stop surrounded by relatively high-density development with progressively lower- density development spreading outward I from the center. Commons Park, a re- freshing neighborhood gathering place, anchors the bend in Town Center Drive and creates a focal point for new live-work units. The entry 'Piazza', an outdoor room enhanced with cobblestones, sidewalks and street trees welcome both resident and guest alike with an intimate, urban quality. The dome rises 26 feet above the building and is 54 feet in diameter. SIZE - Over 235 rooms and passageways that cover over 170,000 square feet NATIONAL REGISTER OF HISTORIC PLACES - On July 28, 1980 the Civic Center District, including Pasadena City Hall, was listed as #80000813. SEISMIC RETROFIT - Took from July 2004 to April 2007 and cost $117 million and included base isolators that allow the building to withstand earthquake ac- tivity. The retrofitted building is LEED Gold certified. MOVIES - The courtyard stood in for a Napa Valley town square in the 1995 movie "A Walk in the Clouds," starring Keanu Reeves and Anthony Quinn. Gilmore Plaza acts as the main artery for the site where residents and pedestrians can interact. Trio was designed in 5 main "pieces" to break up the mass of the site and make it more transparent. TCA's solution was a pedestrian LEWIS GROUP friendly"State Street"anchored on one end by a park,and community gardens at COMPLETION DATE the other.The walk along State Street ties together the various residential courtyard 2011 buildings.Each courtyard is an intimate grouping of front entries with a unique UNITS landscape design palette for the residents to discover.At the center of the community, 192(16.5 DU/AC) the leasing center and amenity space create multiple gathering areas for residents SQUARE FEET meet,play and relax.The architecture takes cues from the Santa Barbara vernacular. 312,616 SO FT The buildings use large massing and forms to create simple yet elegant architecture.
