A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING
COMMISSION APPROVING TRACT MAP NO. 11428 LOCATED
NORTH OF FOOTHILL BETWEEN CENTER AND HAVEN
WHEREAS, the City Engineer and the Development Advisory Board
have reviewed and prepared conditions of approval for Tract Map No. 11428
pursuant to City Ordinance No. 28.
WHEREAS, Tentative Tract Map No. 11428 is now brought forward
for review and approval by the Planning Commission pursuant to City
Ordinance No. 28.
NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION
RESOLVED AS FOLLOWS:
SECTION 1: That the following findings have been made:
1. That the site indicated by the subdivision
is creating adequate sized lots for future
development.
2. That the internal streets will adequately
serve each parcel being created.
• SECTION 2: That this project will not create adverse impacts
on the environment and that a Negative Declaration is issued on
April 9, 1980.
SECTION 3: That Tentative Tract Map No. 11428 is hereby
tentatively approved subject to the following conditions and
the attached City Engineer's Report:
1. The internal streets, although private, shall
conform to City Standards. Street plans
shall be prepared for approval by the City
Engineer and a street permit executed for
inspection of installations.
2 Building setback lines on internal streets
shall be strictly adhered to.
3. A 100' or closer building setback line if
approved by the San Bernardino County Flood
Control District and the City Engineer shall
be required and remain in force until perma-
nent drainage facilities are installed in
Deer Creek.

4. Each undeveloped parcel will conform to the
• City Standards applicable at the time of
application for development.
5. A final map shall be recorded within 18 months
of the date hereof or this approval shall
become null and void.
6. Covenants, Conditions and Restrictions grant-
ing access rights and establishing maintenance
of the private streets shall be approved by
the City Attorney and recorded concurrently
with the map.
APPROVED AND ADOPTED this 9th day of April, 1980.

I, JACK LAM, Secretary of the Planning Commission of the City of Rancho
Cucamonga, do hereby certify that the foregoing Resolution was duly and
regularly introduced, passed, and adopted by the Planning Commission of
the City of Rancho Cucamonga, at a regular meeting of the Planning
Commission held on the 9th day of April, 1980, by the following vote to
wit:
