HomeMy WebLinkAbout85-114A - Resolutions RESOLUTION NO. 85-114A • A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION, APPROVING THE TIME EXTENSION FOR CONDITIONAL USE PERMIT 85-19 AND ADDING CONDITIONS REQUIRING UTILITY UNDERGROUNDING FOR A 35,557 SQUARE FOOT GENERAL RETAIL COMMERCIAL CENTER ON 3.22 ACRES OF LAND IN THE COMMUNITY COMMERCIAL ZONE, SUBAREA 2 OF THE FOOTHILL BOULEVARD SPECIFIC PLAN LOCATED AT THE SOUTHWEST CORNER OF FOOTHILL BOULEVARD AND RAMONA AVENUE - APN 208-301-15, 16 AND 17 WHEREAS, a request has been filed for a time extension for the above-described project, pursuant to Section 17.02.100. WHEREAS, the Planning Commission conditionally approved the above-described Conditional Use Permit on August 14, 1985. WHEREAS, the project is in general conformance with the provisions required by the Foothill Boulevard Specific Plan. SECTION 1: The Rancho Cucamonga Planning Commission has made the following findings: A. That prevailing economic conditions have caused a distressed market climate for development of the • project. B. That current economic, marketing, and inventory conditions make it unreasonable to develop the project at this time. C. That strict enforcement of the conditions of approval regarding expirations would not be consistent with the intent of the Development Code. D. That the granting of said time extension will not be detrimental to the public health, safety, or welfare, or materially injurious to properties or improvements in the vicinity. SECTION 2: The Rancho Cucamonga Planning Commission hereby grants a time extension to Parco Development for Conditional Use Permit 85-19 until August 14, 1988 subject to the following condition being added to Resolution No. 85-114: • -•1 PLANNING COMMISSION RESOLUTION NO. TIME EXTENSION FOR CUP 85-19 - PARCO November 10, 1987 Page 2 • Engineering Division 8. Underground Utilities a. Foothill Boulevard - An in-lieu fee as contribution to the future undergrounding of the existing overhead utilities (telecommunications) on the opposite side of Foothill Boulevard shall be paid to the City prior to the issuance of building permits. The fee shall be one-half the City adopted unit amount times the length from the center of Ramona Avenue to the westerly terminus. b. Ramona Avenue - An in-lieu fee as contribution to the future undergrounding of the existing overhead utilities (electrical ) on the opposite side of Ramona Avenue shall be paid to the City prior to the issuance of building permits. The fee shall be one-half the City adopted unit amount times the length from the center of the alley to the northerly terminus. • APPROVED AND ADOPTED THIS 10TH DAY OF NOVEMBER, 1987.
