A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
APPROVING DESIGN REVIEW FOR LOT 11 OF TRACT 12238 LOCATED
ON THE NORTHWEST CORNER OF HELLMAN AVENUE AND CHURCH
STREET IN THE LOW RESIDENTIAL DISTRICT
WHEREAS, on the 23rd day of July, 1986, the Rancho Cucamonga Planning
Commission held a meeting to consider the above-described project.
NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as
follows:
SECTION 1: That the following can be met:
1. That the proposed project is consistent with the
objectives of the General Plan; and
2. That the proposed use is in accord with the
objective of the Development Code and the purposes
of the district in which the site is located; and
3. That the proposed use is in compliance with each of
the applicable provisions of the Development Code;
and
4. That the proposed use, together with the conditions
applicable thereto, will not be detrimental to the
public health, safety, or welfare, or materially
injurious to properties or improvements in the
vicinity.
SECTION 2: That Design Review for Lot 11 of Tract 12238 is approved
subject to the following conditions.
1. This approval is for the development of a single
house (1251) on a Lot 11 only.
2. This lot may only be used as a model home subject to
the adoption of DCA 86-02 by the City Council and
subsequent to conformance to the requirements of DCA
86-02 for the establishment of an off-site model
home sales office.

I, Brad Buller, Deputy Secretary of the Planning Commission of the City of
Rancho Cucamonga, do hereby certify that the foregoing Resolution was duly and
regularly introduced, passed, and adopted by the Planning Commission of the
City of Rancho Cucamonga, at a regular meeting of the Planning Commission held
on the 23rd day of July, 1986, by the following vote-to-wit:
