HomeMy WebLinkAbout86-138 - Resolutions RESOLUTION NO. 86-138 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING TENTATIVE PARCEL MAP NUMBER 9955 WHEREAS, Tentative Parcel Map Number 9955, submitted by B. C. E. Development, applicant, for the purpose of subdividing into 7 parcels, the real property situated in the City of Rancho Cucamonga, County of San Bernardino, State of California, identified as APN(s) 208-351-42 thru 45, located between Red Oak Street and White Oak and between Civic Center Drive and Arrow Highway; and WHEREAS, on September, 1986, the Planning Commission held a duly advertised public hearing for the above-described map. NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS FOLLOWS: SECTION 1: That the following findings have been made: 1. That the map is consistent with the General Plan. 2. That the improvement of the proposed subdivision is consistent with the General Plan. 3. That the site is physically suitable for the proposed development. 4. That the proposed subdivision and improvements will not cause substantial environmental damage, public health problems or have adverse affects on abutting property. SECTION 2: That Tentative Parcel Map No. 9955 is hereby approved subject to the attached Standard Conditions and the following Special Conditions: Special Conditions 1 . In order to reserve the option to the City of requirements of reciprocal driveways at the time of development, a reciprocal access easement (35' wide by 75) in depth measured from the public street curb face) centered on the common property line between all parcels for use by the two adjacent parcels shall be recorded by separate instrument prior to recordation of the Final Map. The one exception to the above being that the easement for Parcels 2 and 3 shall be centered on the existing driveway located on the opposite (south) side of Arrow Highway (approximately 18' to the east of the common parcel line). No other access locations are approved by this Parcel Map. Other access locations and the removal of the required reciprocal access locations may be granted by the City upon development of the individual parcels. Parcel One (1) shall be granted at least one separate driveway onto each of the three adjacent City streets upon development of said Parcel One (1). 2. An in-lieu fee as contribution to the future undergrounding of the existing overhead utilities (telecommunication and electrical ) on the opposite side of Arrow Highway shall be paid to the City prior to the issuance of building permits on a parcel by parcel basis for Parcels 1- 4. The total fee shall be one-half the adopted unit amount times the length from the center of Red Oak Street to the Center of White Oak Avenue (1197.5 feet).
