HomeMy WebLinkAbout86-173 - Resolutions RESOLUTION NO. 86-173 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING TENTATIVE PARCEL MAP NUMBER 10185 WHEREAS, Tentative Parcel Map Number 10185, submitted by William Lyon Company, applicant, for the purpose of subdividing into 2 parcels, the real property situated in the City of Rancho Cucamonga, County of San Bernardino, State of California, identified as APN(s) 202-211-13, located southwest corner of Highland Avenue and Milliken Avenue; and WHEREAS, on November 12, 1986, the Planning Commission held a duly advertised public hearing for the above-described map. NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS FOLLOWS: SECTION 1: That the following findings have been made: 1. That the map is consistent with the General Plan. 2. That the improvement of the proposed subdivision is consistent with the General Plan. 3. That the site is physically suitable for the proposed development. 4. That the proposed subdivision and improvements will not cause substantial environmental damage, public health problems or have adverse affects on abutting property. SECTION 2: That Tentative Parcel Map No. 10185 is hereby, approved subject to the attached Standard Conditions and the following Special Conditions: SPECIAL CONDITIONS 1 . Final alignment for the future Foothill Freeway shall be approved by CalTrans prior to recordation of the map. 2. Line "A" of the Master Plan of Drainage for Tract 13022, Victoria Groves, shall be constructed prior to occupancy of any buildings for Parcel 1 or Parcel 2. 3. An in-lieu fee as contribution to the future undergrounding of the existing overhead utilities (telecommunication and electrical) on the opposite side of Highland Avenue shall be paid to the City prior to the issuance of building permits for Parcel 1 . The fee shall be one-half the adopted unit amount times the length from the center of Fairmont Way to the center of Milliken Avenue (898 feet) . RESOLUTION NO. 86-173 PM 10185 - WILLIAM LYON CO. November 12, 1986 Page 2 4. Milliken Avenue shall be constructed as follows: A. Portion from Kenyan Way to Highland Avenue with the development of Parcel 1: (1) Full improvements for the west roadbed; (2) Full median with no openings; (3) A minimum 18' wide pavement for the east roadbed; and (4) Drainage control devices such as paved ditches, A.C. berms or curbs shall be installed as approved by the City Engineer. B. Portion from Victoria Park Lane to Highland Avenue with the development of Parcel 2: (1) Full improvements for the west roadbed; (2) Full median with 1-opening at Kenyan Way; (3) A minimum 18' wide pavement for the east roadbed; and (4) Drainage control devices such as paved ditches, A.C. berms or curbs shall be installed as approved by the City Engineer.
