HomeMy WebLinkAbout87-04 - Resolutions RESOLUTION NO. 87-04 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING TENTATIVE PARCEL MAP NUMBER 10351 WHEREAS, Tentative Parcel Map Number 10351, submitted by Dick Scott, Inc. , applicant, for the purpose of subdividing into 2 parcels, the real property situated in the City of Rancho Cucamonga, County of San Bernardino, State of California, identified as APN(s) 201-071-26, located on the South side of Iron Mountain Court, West of Hermosa Avenue; and WHEREAS, on January 14, 1987, the Planning Commission held a duly advertised public hearing for the above-described map. NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS FOLLOWS: SECTION 1: That the following findings have been made: 1. That the map is consistent with the General Plan. 2. That the improvement of the proposed subdivision is consistent with the General Plan. 3. That the site is physically suitable for the proposed development. 4. That the proposed subdivision and improvements will not cause substantial environmental damage, public health problems or have adverse affects on abutting property. SECTION 2: That Tentative Parcel Map No. 10351 is hereby approved subject to the attached Standard Conditions and the following Special Conditions: SPECIAL CONDITIONS: 1. Prior to recordation, a Notice of Intention to join Landscape and Lighting Districts shall be filed with the City Council . The engineering cost involved in District formation shall be borne by the developer. 2. A 15' private Equestrian Trail Easement shall be provided along the south property lines of Parcels 1 and 2. 3. Prior to recording, a deposit shall be posted with the City covering the estimated cost of apportioning the assessments under the Alta Loma Channel Assessment District between the newly created parcels. 4. Tentative Tract Map 12902 shall be recorded prior to the recordation of the parcel map. RESOLUTION Tentative Parcel Map No. 10351 January 14, 1987 Page: 2 Building Division 1. All required drainage easements, per review and approval of the Building Official , shall be shown on the final map. 2. Prior to recordation of final map, the applicant shall provide proof that no other party has claim to the use of the reservoir and either remove or bond for the removal of the reservoir. The reservoir shall be removed at the time of street construction operations. APPROVED AND ADOPTED THIS 14TH DAY OF JANUARY, 1987.
