HomeMy WebLinkAbout87-64 - Resolutions RESOLUTION NO. 87-64 A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION APPROVING THE AREA DEVELOPMENT PLAN FOR THE NORTHEAST QUADRANT OF THE TERRA VISTA PLANNED COMMUNITY LOCATED SOUTH OF BASE LINE ROAD, NORTH OF THE CENTRAL MAJOR GREENWAY SPINE, EAST OF MILLIKEN AVENUE AND WEST OF ROCHESTER AVENUE WHEREAS, on the 22nd day of April , 1987, the Rancho Cucamonga Planning Commission held a meeting to consider the above-described project. NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as follows: SECTION 1: That the following can be met: 1. That the proposed use is in accord with the objectives of the Terra Vista Planned Community Text and the purposes of the district in which the use is proposed; and 2. That the proposed use, together with the conditions applicable thereto, will not be detrimental to the public health, safety, or welfare, or materially injurious to properties or improvements in the vicinity. 3. That the proposed use is in compliance with each of the applicable provisions of the Terra Vista Planned Community Text and Development Code; and 4. That the proposed project is consistent with the objectives of the General Plan; and SECTION 2: That Area Development Plan for the Northeast Quadrant of the Terra Vista Planned Community is approved subject to the following conditions: PLANNING DIVISION: The issue of trails as it relates to A & B below, shall be referred to the Trails Committee for review and recommendation to the Design Review Committee: A. That conceptual approval is granted for the land use designations and locations, locations for school/park sites, numbers of dwelling units, density transition patterns and trail alignments for the Greenway System. B. Open space node shall be placed at the eastern terminus of the Greenway Spine. The location, size and design of this node shall be subject to the review and approval of the Design Review Committee. Resolution No. ' Terra Vista Planned Community April 22, 1987 Page 2 2. The maximum number of dwelling units within the Planned Community shall be 9,338 units. A revised Master Plan showing conformance to these totals shall be submitted for the review and approval of the City Planner prior to issuance of building permits for any projects located within the Northeast Quadrant.
