HomeMy WebLinkAbout87-117 - Resolutions RESOLUTION NO. 87-117 A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION APPROVING DEVELOPMENT REVIEW NO. 87-17 FOR THE DEVELOPMENT OF A 2,700 SQUARE FOOT SERVICE STATION ON 0.69 ACRES OF LAND LOCATED AT THE NORTHEAST CORNER OF HAVEN AND HIGHLAND AVENUES IN THE NEIGHBORHOOD COMMERCIAL DISTRICT - APN: 201-271-68. WHEREAS, on the 29th day of May, 1987, a complete application was filed by Unocal for review of the above-described project; and WHEREAS, on the 8th day of July, 1987, the Rancho Cucamonga Planning Commission held a meeting to consider the above-described project. NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as follows: SECTION 1: That the following can be met: 1. That the proposed project is consistent with the objectives of the General Plan; and 2. That the proposed use is in accord with the objective of the Development Code and the purposes of the district in which the site is located; and 3. That the proposed use is in compliance with each of the applicable provisions of the Development Code; and 4. That the proposed use, together with the conditions applicable thereto, will not be detrimental to the public health, safety, or welfare, or materially injurious to properties or improvements in the vicinity. SECTION 2: That this project will not create adverse impacts on the environment and that a Negative Declaration for the Master Plan (CUP 84-31) has been issued on April 24, 1985. SECTION 3: That Development Review No. 87-17 is approved subject to the following conditions and attached Standard Conditions: Planning Division: 1. All pertinent conditions of approval contained in Planning Commission Resolution 85-57 shall apply. 2. All exterior materials, colors, sizes and textures shall match the approved materials and colors for the Haven Village Shopping Center. A building material sample board shall be submitted for review and approval prior to issuance of building permits. PLANNING COMMISSION RESOLUTION NO. The site shall be developed and maintained in accordance with an approved site plan, which includes architectural elevations, exterior materials and colors, landscaping and grading on file with the Planning Division, the conditions contained therein, and the Development Code regulations. 4. The window area around the office portion of the building shall be of multi-pane design. 5. Decorative light fixtures consistent with the shopping center shall be provided along the north side of site area. 6. Signs shall be designed to conform with the approved Uniform Sign Program for the shopping center. 7. Special landscape treatment including specimen size trees and shrubs masing shall be provided along the entire Haven Avenue frontage of the site area especially along the west elevation to the satisfaction of the City Planner. Engineering Division: 1. The existing overhead utilities (telecommunications) on the project side of Haven Avenue including the service line on the west side of Haven Avenue shall be undergrounded along the entire project frontage extending to the first pole off site (north and south) prior to public improvement exceptions or occupancy, whichever occurs first. Reimbursement of one-half the City adopted cost for undergrounding from future development as it occurs on the opposite side of the street is feasible because the property is undeveloped. 2. Notice of intention to form and/or join the Lighting and Landscaping District shall be filed with the City Council prior to issuance of building permits.
