HomeMy WebLinkAbout88-05 - Resolutions RESOLUTION NO. 88-o5 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING TENTATIVE PARCEL MAP NUMBER 11236 WHEREAS, Tentative Parcel Map Number 11236, submitted by Barton Development Company, applicant, for the purpose of subdividing into 2 parcels, the real property situated in the City of Rancho Cucamonga, County of San Bernardino, State of California, identified as APN 208-351-23, bounded by Spruce Avenue, Red Oak Street and Laurel Street; and WHEREAS, on January 13, 1988, the Planning Commission held a duly advertised public hearing for the above-described map. NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS FOLLOWS: SECTION 1: That the following findings have been made: 1. That the map is consistent with the General Plan. 2. That the improvement of the proposed subdivision is consistent with the General Plan. 3. That the site is physically suitable for the proposed development. 4. That the proposed subdivision and improvements will not cause substantial environmental damage, public health problems or have adverse affects on abutting property. SECTION 2: This Commission finds and certifies that the project has been reviewed and considered in compliance with the California Environmental Quality Act of 1970 and, further, this Commission hereby issues a Negative Declaration. SECTION 3: That Tentative Parcel Map No. 11236 is hereby approved subject to the attached Standard Conditions and the following Special Conditions: 1. No driveway access will be allowed onto Red Oak Street. RESOLUTION 88-05 PAGE 2 2. An in-lieu fee as contribution to the future construction of the median island within Foothill Boulevard shall be paid to the City prior to the issuance of building permits or approval of the Final Parcel Map, whichever occurs first. The amount of the fee shall be prorated on a per acre basis from the total fee attributable to Parcel Map No. 10444. That total fee shall be one half the cost of the median (currently estimated at $60 per linear foot) times the length of the Foothill Boulevard frontage from a projection of the easterly right-of-way line for Aspen Street to a projection of the westerly right-of-way line for Spruce Avenue.
