HomeMy WebLinkAbout88-52 - Resolutions RESOLUTION NO. 88-52 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING TENTATIVE PARCEL MAP NUMBER 11341 WHEREAS, Tentative Parcel Map Number 11341, submitted by Lewis Development Company, applicant, for the purpose of subdividing into 1 parcel, the real property situated in the City of Rancho Cucamonga, County of San Bernardino, State of California, identified as APN(s) 227-151-13,14, located at the southeast corner of Church Street and Milliken Avenue; and WHEREAS, on March 9, 1988, the Planning Commission held a duly advertised public hearing for the above-described map. NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS FOLLOWS: SECTION 1: That the following findings have been made: 1. That the map is consistent with the General Plan. 2. That the improvement of the proposed subdivision is consistent with the General Plan. 3. That the site is physically suitable for the proposed development. 4. That the proposed subdivision and improvements will not cause substantial environmental damage, public health problems or have adverse affects on abutting property. SECTION 2: This Commission finds and certifies that the project has been reviewed and considered in compliance with the California Environmental Quality Act of 1970 and, further, this Commission hereby issues a Negative Declaration. SECTION 3: That Tentative Parcel Map No. 11341 is hereby approved subject to the attached Standard Conditions and the following Special Conditions: 1. The project is to drain to the currently unimproved Day Creek Channel ; therefore no construction, building or grading permits shall be issued until the Terra Vista Master Plan Storm Drain Line 6 is constructed concurrently with Phase III of the Day Creek Channel or an alternate drainage disposal system is provided to the satisfaction of the City Engineer. 2. The following streets shall be constructed full width for the stated limits except that off-site parkway improvements may be deferred until development of the adjacent property. RESOLUTION 88-52 MARCH 9, 1988 PAGE 2 a. Milliken Avenue from Base Line Road to Foothill Boulevard including landscaped median; and b. Church Street from Milliken Avenue to the east property boundary including landscaped median. 3. A traffic signal shall be constructed at the Milliken Avenue and Foothill Boulevard intersection prior to opening the north leg to traffic. The design and construction cost shall be eligible for credit against the Developer's System Development Fees if so approved by the City Council . 4. The "protected" bus bay on Church Street shall be relocated easterly outside of the curb return area to the satisfaction of the City Engineer. 5. The median island break along Church Street shall be designed and constructed with an eastbound left turn pocket 6. An easement for a joint use driveway shall be provided prior to approval of the Final Map or issuance of building permits, whichever occurs first, for Milliken Avenue and Church Street.
