HomeMy WebLinkAbout88-102 - Resolutions RESOLUTION NO. 88-102 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING TENTATIVE PARCEL MAP NUMBER 11311 WHEREAS, Tentative Parcel Map Number 11311, submitted by Gerber Children's Center, applicant, for the purpose of subdividing into two parcels, the real property situated in the City of Rancho Cucamonga, County of San Bernardino, State of California, identified as APN 1077-041-57, located at southwest corner of Base Line Road and Hermosa Avenue; and WHEREAS, on May 25, 1988, the Planning Commission held a duly advertised public hearing for the above-described map. NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS FOLLOWS: SECTION 1: That the following findings have been made: 1. That the map is consistent with the General Plan. 2. That the improvement of the proposed subdivision is consistent with the General Plan. 3. That the site is physically suitable for the proposed development. 4. That the proposed subdivision and improvements will not cause substantial environmental damage, public health problems or have adverse affects on abutting property. SECTION 2: This Commission finds and certifies that the project has been reviewed and considered in compliance with the California Environmental Quality Act of 1970 and, further, this Commission hereby issues a Negative Declaration. SECTION 3: That Tentative Parcel Map No. 11311 is hereby approved subject to the attached Standard Conditions and the following Special Conditions: Special Conditions 1. The existing overhead electrical and telecommunication service lines to the existing house on Parcel 2 shall be undergrounded and the utility pole removed prior to recordation of the Final Parcel Map. 2 The existing driveways on Base Line Road and Hermosa Avenue shall be removed and replaced with curb and gutter to City Standards. - PLANNING COMMISSION RESOLUTION NO. An in-lieu fee as contribution to the future undergrounding of the existing overhead utilities (telecommunication and electrical, except for the 66KV electrical) on the opposite side of Hermosa Avenue shall be paid to the City prior to the issuance of building permits for the portion fronting Parcel 1 and the recordation of the Final Map for the portion fronting Parcel 2. The fee shall be one-half the City adopted unit amount times the length from the southerly property boundary to the northerly terminus pole just south of Base Line Road. 4. An access easement shall be provided over the westerly driveway and driveaisle extending south from Base Line Road within Parcel 1 in favor of Parcel 2. 5. An encroachment permit is required for the portion of the existing house that will remain within the to be dedicated right-of-way for Base Line Road. The house will be allowed to remain within the right-of-way for the life of the structure. 6. The drive approach and portion of the driveaisle from Base Line Road within Parcel 1 shall be constructed as necessary to provide access to Parcel 2 prior to recordation of the Final Parcel Map.
