HomeMy WebLinkAbout89-100 - Resolutions RESOLUTION NO. 89-100 A RESOLUTION OF THE PLANNING COMMISSION OF RANCHO CUCAMONGA, CALIFORNIA, RECOMMENDING APPROVAL OF DEVELOPMENT DISTRICT AMENDMENT 89-02 ( BLACKMON HOMES INC.) , A PRE-ZONE OF APPROXIMATELY 25 ACRES OF VACANT LAND LOCATED AT THE NORTHEAST CORNER OF HIGHLAND AND ROCHESTER AVENUES TO LOW DENSITY RESIDENTIAL (2-4 DWELLING UNITS PER ACRE) , AND MAKING FINDINGS IN SUPPORT THEREOF - APN: 225-152-01, 02, 03, 04 AND 18. A. Recitals. (i) Blackmon Homes Inc. has filed an application for Development District Amendment 89-02 as described in the title of this Resolution. Hereinafter in this Resolution, the subject Development District Amendment is referred to as "the application" . (ii) On July 26, 1989, the Planning Commission of the City of Rancho Cucamonga conducted a duly noticed public hearing on the Application and concluded said hearing on that date. (iii) All legal prerequisites to the adoption of this Resolution have occurred. B. Resolution. NOW, THEREFORE, it is hereby found, determined, and resolved by the Planning Commission of the City of Rancho Cucamonga as follows: 1. This Commission hereby specifically finds that all of the facts set forth in the Recitals, Part A of this Resolution are true and correct. 2. In conjunction with this Development District Amendment, an Environmental Assessment, in conformance with the requirements of the California Environmental Quality Act, has been prepared. The Commission has determined that this project would not have a significant adverse effect on the environment, hereby adopts a finding of no significant impact on the environment, and recommends issuance of a Negative Declaration by the City Council . 3. Based upon substantial evidence presented to this Commission during the above-referenced public hearing on July 26, 1989, including written and oral staff reports, together with public testimony, this Commission hereby specifically finds as follows : (a) The subject property is suitable for the uses permitted in the proposed Development District in terms of access, size, and compatibility with existing land use in the surrounding area ; and • PLANNING COMMISSION RESOLUTION NO. 89-100 DDA 89-02 - BLACKMON HOMES INC. July 26, 1989 Page 2 (b) The proposed Development District pre-zone would not have significant adverse impacts on the environment, nor the surrounding properties; and (c) The proposed Development District pre-zone is in conformance with the General Plan. 4. The Planning Commission of the City of Rancho Cucamonga hereby recommends approval of the Application. APPROVED AND ADOPTED THIS 26TH DAY OF JULY, 1989.
