HomeMy WebLinkAbout89-34 - Resolutions RESOLUTION NO. 89-34 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING TENTATIVE PARCEL MAP NUMBER 11472, LOCATED ON THE SOUTH SIDE OF 19TH STREET EAST OF HERMOSA AVENUE AND MAKING FINDINGS IN SUPPORT THEREOF - APN 202-201-72 WHEREAS, Tentative Parcel Map Number 11472, submitted by Otis Lacy and Company, applicant, for the purpose of subdividing into 2 parcels, the real property situated in the City of Rancho Cucamonga, County of San Bernardino, State of California, identified as APN(s) 202-201-72, located on the the south side of 19th Street east of Hermosa Avenue; and WHEREAS, on February 22, 1989, the Planning Commission held a duly advertised public hearing for the above-described map. NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS FOLLOWS: SECTION 1: That the following findings have been made: 1. That the map is consistent with the General Plan. 2. That the improvement of the proposed subdivision is consistent with the General Plan. 3. That the site is physically suitable for the proposed development. 4. That the proposed subdivision and improvements will not cause substantial environmental damage, public health problems or have adverse affects on abutting property. SECTION 2: This Commission finds and certifies that the project has been reviewed and considered in compliance with the California Environmental Quality Act of 1970 and, further, this Commission hereby issues a Negative Declaration. SECTION 3: That Tentative Parcel Map No. 11472 is hereby approved subject to the attached Standard Conditions and the following Special Conditions: Special Conditions 1. In the event that a City project to widen 19th Street precedes development of Parcel 1: a) A right-of-entry for construction shall be granted to the City along the northerly 15 feet of Parcel 1, and PLANNING COMMISSION RESOLUTION NO. 89-34 TENT PARCEL MAP NO. 11472 - LACY FEBRUARY 22, 1989 PAGE 2 b) The cost of the improvements fronting Parcel 1 shall be reimbursed to the City prior to the issuance of building permits. 2. An in-lieu fee as contribution to the future undergrounding of the existing overhead utilities (telecommunication and electrical ) on the opposite side of 19th Street shall be paid to the City prior to approval of the Final Map. The fee shall be one-half the City adopted unit amount times the length of the project frontage (111 feet) . 3. A separate parkway landscape and irrigation plan per City Standards shall be provided, subject to approval of the City Engineer, for 19th Street. APPROVED AND ADOPTED THIS 22ND DAY OF FEBRUARY, 1989.
