HomeMy WebLinkAbout89-137 - Resolutions RESOLUTION NO. 89-137 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING TENTATIVE PARCEL MAP NUMBER 12829, LOCATED AT THE NORTHEAST CORNER OF HAVEN AVENUE AND TRADEMARK PARKWAY NORTH - APN 210-081-17, AND MAKING FINDINGS IN SUPPORT THEREOF WHEREAS, Tentative Parcel Map Number 12829, submitted by A.H. Reiter Development, applicant, for the purpose of subdividing into 2 parcels , the real property situated in the City of Rancho Cucamonga , County of San Bernardino, State of California , identified as APN(s) 210-081-17 , located at the northeast corner of Haven Avenue and Trademark Parkway North ; and WHEREAS, on October 25, 1989, the Planning Commission held a duly advertised public hearing for the above-described map. NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS FOLLOWS: SECTION 1 : That the following findings have been made: 1 . That the map is consistent with the General Plan. 2. That the improvement of the proposed subdivision is consistent with the General Plan. 3. That the site is physically suitable for the proposed development. 4. That the proposed subdivision and improvements will not cause substantial environmental damage or public health problems or have adverse affects on abutting property. SECTION 2: This Commission finds and certifies that the project has been reviewed and considered in compliance with the California Environmental Quality Act of 1970 and, further, this Commission hereby issues a Negative Declaration. SECTION 3: That Tentative Parcel Map No. 12829 is hereby approved subject to the attached Standard Conditions and the following Special Conditions : 1 . An in-lieu fee as contribution to the future undergrounding of the existing overhead utilities (telecommunications and electrical , except for 66 K.V. electrical ) on the opposite side of Haven Avenue shall be paid to the City as follows : PLANNING COMMISSION RESOLUTION NO. 89-137 TENTATIVE PARCEL MAP 12829 - A.H. Parcel 1 - One-half the City adopted unit amount times the length from the north parcel boundary to the south parcel boundary prior to issuance of a building permit. b. Parcel 2 - One-half the City adopted unit amount times the length from the north parcel boundary to the center of Trademark Parkway North prior to final parcel map approval .
