A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING
TENTATIVE PARCEL MAP NUMBER 13123, LOCATED AT THE
SOUTHWEST CORNER OF 6TH STREET AND BUFFALO AVENUE, -
APN 229-263-23, 24)
WHEREAS , Tentative Parcel Map Number 13123, submitted by Mission Land
Company, applicant, for the purpose of subdividing into 4 parcels , the real
property situated in the City of Rancho Cucamonga, County of San Bernardino,
State of California, identified as APN(s) 229-263-23, 24, located at the
southwest corner of 6th Street and Buffalo Avenue; and
WHEREAS, on April 25, 1990, the Planning Commission held a duly
advertised public hearing for the above-described map.
NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS
FOLLOWS:
SECTION 1 : That the following findings have been made:
1. That the map is consistent with the General Plan.
2. That the improvement of the proposed subdivision is
consistent with the General Plan.
3. That the site is physically suitable for the
proposed development.
4. That the proposed subdivision and improvements will
not cause substantial environmental damage or public
health problems or have adverse effects on abutting
property.
SECTION 2: This Commission finds and certifies that the project has
been reviewed and considered in compliance with the California Environmental
Quality Act of 1970 and, further, this Commission hereby issues a Negative
Declaration.
SECTION 3: That Tentative Parcel Map No. 13123 is hereby approved
subject to the attached Standard Conditions and the following Special
Conditions:
1 . The openings along the north wall of the buildings
of Parcels 3 and 4 shall be 45-minute fire-rated
assemblies. The wall shall be 1-hour fire rated
with 30 inch parapet above the roof line.
2. A 60-foot-wide nonbuildable easement in favor of the
building on Parcel 2 along the south boundary of
Parcel 1 shall be shown on the final parcel map.

3. Access rights shall be shown on the map as follows:
a.) Nonvehicular access rights shall be
dedicated for previously approved unused
driveways, and
b.) Nonvehicular access rights shall be
vacated for approved driveways.
4. Landscape the 6th Street median island (full width)
from Pittsburgh Avenue to Buffalo Avenue. A
separate landscape and irrigation plan per City
standards shall be provided subject to approval of
the City Engineer. The Developer may request a
reimbursement agreement to recover the cost of one-
half width of landscaping fronting his project from
future development of across-the-street
properties. However, if the Developer on the
opposite side of 6th Street installs the median
island landscaping, then the Developer for this
project (APN 229-263-23, 24) shall pay an in-lieu
fee for the cost of one-half the width of
landscaping fronting his project.
