HomeMy WebLinkAbout2010/08/24 - Workshop Minutes - PC-HPC CITY OF RANCHO CUCAMONGA PLANNING COMMISSION MINUTES Adjourned Meeting August 24, 2010 Chairman Munoz called the Adjourned Meeting of the City of Rancho Cucamonga Planning Commission to order at 5:10 p.m. The meeting was held at the site of the San Sevaine Villas, 13233 Foothill Boulevard, Rancho Cucamonga, California. ROLL CALL COMMISSIONERS: PRESENT: Richard Fletcher, Frances Howdyshell, Lou Munoz, Francisco Oaxaca; Ray Wimberly ABSENT: None STAFF PRESENT: Lois Schrader, Planning Commission Secretary; James Troyer, Planning Director OTHER SPECIAL GUESTS INCLUDED: Pete Pitassi, Pitassi Architects; Nacho Gracia, Member Board of Directors, Northtown Housing Development Corporation; Curtis Dahle, Project Architect, Pitassi Architects; Sam Dawley, Site Superintendent, Wermers Multi-Family, General Contractor; Rebeca Dennis, Northtown Housing Executive Director, NHDC ANNOUNCEMENTS None NEW BUSINESS A. TOUR OF THE SAN SEVAINE VILLAS PROJECT - CONDUCTED BY PETE PITASSI OF PITASSI ARCHITECTS Pete Pitassi,AIA, conducted the tour of several buildings, apartments, and facilities on the site. He noted that because of the many sustainable elements and amenities,the project exceeded Title 24. standards by about 35%. Mr. Pitassi confirmed with Ms. Dennis that there are between 1200 and 1500 names on the waiting list and the opening is scheduled for January 2011. He noted the community building includes classroom spaces, a business center, a computer center, community room with kitchen, a large gathering room with a fireplace, a billiard/air hockey room,offices, a large manager's apartment, barbeque areas and swimming pool. He noted that special programs will be offered to the tenants. The Commissioners noted the many positive features of the project development include: warm Mediterranean colors, interesting building dimensions and balconies, courtyards, indoor laundry in each apartment, lush, Mediterranean/drought tolerant landscaping including citrus trees and vineyard plantings, barbeque pavilions,tot lots, photovoltaic systems over the south-facing carports, generous patios for each apartment, good space allocation and ADA compliant features to name a • few. The Commissioners offered their kudos and congratulations on the development and wished Mr. Gracia and Ms. Dennis great success. Mr. Gracia commented on how many years it has been since the land was acquired and the process was begun for this project. He expressed his thanks to the City, the Commission and staff.
