Project Description
• The applicant proposes to construct a industrial
warehouse building of 45,797 square feet;
• The office area will be located at the southeast corner
of the building while the dock area with 4 dock doors
will be located on the south side of the building;
• There will be two points of vehicle access at the
southeast and northeast corners of the project site.

• The proposed building
will be
of concrete
tilt -up
construction painted
with
a palette
of six colors;
and
• There will be panel reveal lines, metal canopies above
windows, El Dorado European ledge stone and painted
steel cornices at the office area; and
• Generous amounts of blue -tinted glass have been
provided at the office area and at various locations
along the wall planes of the building that are most
visible.

• Project submitted on April 16, 2015
• Project deemed complete on January 14, 2016
• Project reviewed by Design Review Committee and
Technical Review Committee on February 2, 2016
• Planning Commission review on March 9, 2016

Environmental Assessment
• The applicant submitted environmental studies and
these studies were reviewed by staff. Staff concluded
that there would not be any significant effect on the
environment.
• Pursuant to the California Environmental Quality Act,
staff has determined that the project is Categorically
Exempt under Section 15332- In -Fill Development
Projects- as it is on no more than 5 acres substantially
surrounded by urban uses.

Recommendations
Architectural Design
• Create a building design that is architecturally compatible with the
surrounding commercial businesses and a building design that
has a "commercial" feel instead of an industrial feel.
• Add building elements/features that provide aesthetic focal points,
possibly more decorative materials/colors as well as more wall
plane articulation.
• The site layout and plotting of the proposed building is constrained
by the size of the lot, the required amount of parking and required
setbacks. Staff supports the proposed location and layout of the
project.
