Background • Tentative Tract Map to subdivide the property into 76 lots was approved by the Planning Commission on November 9, 2011; An application for the review of the plotting and architecture for the house product was approved by the Planning Commission on April 23, 2014; The subdivision is currently under construction and is about 50% completed and occupied. Environmental Assessment • The City adopted a Mitigated Negative Declaration on November 9, 2011 in connection with the City's approval of Tentative Tract Map SUBTT18122; • The subject application is limited to modification of the architecture of the homes and reducing the size of the floor plans on the remaining lots; • Pursuant to the California Environmental Quality Act, Section 15162, no subsequent or supplemental EIR or Negative Declaration is required in connection with subsequent discretionary approvals of the same project. Public Notification • The item was advertised as a public hearing; • One inquiry was received in response to the public notifications.
