Neighborhood Meeting •Conducted via Zoom on April 13,2021,with 9 attendees. •Participants asked questions about the entitlement process,and construction schedule. •No issues of concern project as proposed were brought up. Public Noticing •Notices were mailed to all property owners within 660 feet (71 property owners)and published in the Inland Valley Daily Bulletin on August 21,2021. •City did not receive any correspondence in response to noticing. Public Art •Public Art requirement is applicable to projects that have a density of at least 4 dwelling units per acre. •Proposed density is 1.29 dwelling units per acre.Therefore,project is exempt from public art. Environmental •A Mitigated Negative Declaration was prepared for this project and circulated for public comment on June 17,2021. •Correspondence received from Cucamonga Valley Water District (CVWD)requesting for a minor textual change to Hydrology/Water Quality Section. •Mitigation Measures incorporated to project to reduce any potentially significant impacts to: •Air quality •Biological Resources •Cultural Resources •Geology and Soils •Greenhouse Gas Emissions •Hydrology and Water Quality •Noise •Public Services •Tribal and Cultural Resources Staff Recommendation •Staff recommends that the Planning Commission adopt: •Resolutions 21-47 and 21-49 to approve the Tentative Tract Map and Tree Removal Permit applications. •Resolution 21-48 recommending that the City Council approve the Specific PlanAmendmentapplication.
