Dear Mr. Oien: The undersigned, on behalf of the City of Rancho Cucamonga, hereby certifies. that, as of the date hereof: The above -referenced project, Office Professional Complex is located within the City of Rancho Cucamonga, County of San Bernardino, and State of California. 2. The project and subject property is within the Office Professional District (OP) of the Development Code. 3. . There is no current record of Code violations on the property. 4. The project is not located in any historic preservation or conservation district and is not designated as a historic landmark. 5. The project is part of a 3-parcel complex of office buildings. It is our understanding that access, parking, and maintenance agreements are in place between the 3 parcels. The current properties share parking and are generally parked at one space for every 250 square feet of gross building square footage. Therefore, the use for medical office would generally not be permitted since that would require one space for each 200 square feet of gross office square footage. 6. There are no pending applications to rezone or modify the use of the property on which the project is located, and there are no pending referenda or initiatives that would affect the present uses of such property. 7. As you may know, I am in escrow to purchase the building, 9333 Baseline Road in Rancho Cucamonga. I wish to permanently relocate my cardiology medical practice to the building. According to item #5 in your letter, the current parking ratio of 1:250 (one parking space for every 250 square feet of gross building square footage) makes medical office use generally not permissible. A parking ratio of 1:200 (one parking space for every 200 square feet of gross building square footage) is required for medical office use. As you know, the building has 84 parking spaces available for the gross building area of 21,020 square feet. This results in the current parking. ratio of 1:250. If twenty percent (20%) of the building gross area is converted to storage use, the remaining eighty percent (80%) will have a parking ratio of 1:200 which is more suitable for medical office use. By applying this 20% storage formula to any portion of the gross area, the remaining 80% will have a parking ratio of 1:200. Example 1 : Building 9333 Baseline Road has a gross square footage of 21,020 and 84 available parking spaces. 21,020 gross square feet with 84 parking (1:250 parking ratio) 4,204 less gross square feet of storage use 16,816 gross square feet with 84 parking (1:200 parking ratio) Example 2: Assume 2000 square feet office space which has 8 parking. 2,000 gross square feet with 8 parking (1:250 parking ratio) 400 less gross square feet of storage use 1,600 gross square feet with 8 parking (1:200 parking ratio) On this basis, I would like to ask the City of Rancho Cucamonga to grant me an approval for medical use of the building under the condition that only eighty percent of the available general office area can be used for medical offices with the remaining twenty percent converted to storage to allow a parking ratio of 1:200 appropriate for medical office use according to Rancho Cucamonga City regulation. I also would like to take this opportunity to briefly introduce you my cardiology medical practice. My main focus is to provide patients with the highest quality of care in a friendly clinic environment. Besides traditional cardiovascular care, we plan to provide other unique preventative services for patients to improve their health through better understanding and preventing diseases. Within 18 months since my practice opened, I have been able to create five fulltime and four part-time employment positions. My employees are happy with their career in a very friendly work place. I am currently planning to create additional employment positions for physicians, nurses and supportive staffs within the next 1-3 years. Overall, I believe that the presence of my medical practice will bring positive contributions to the local community as we grow. For us to achieve our goals, appropriate physical space must be available. This is the main reason for our current relocation plan. However, my relocation effort could happen only if we could have medical office use approval. I sincerely hope to receive such approval from Rancho Cucamonga City.
